Where to Stay in Santorini: Best Areas, Prices & Tips

Santorini has two very different kinds of accommodation. On the caldera rim, cave-style suites with infinity pools face the volcano and command some of the highest prices in Greece. On the east and south coasts, ordinary beach hotels on black-sand beaches cost a third as much. Most visitors want the view; the question is for how many nights and in which village. Prices below are for two in a standard room or suite in June and September, with taxes included.

Oia: the famous one

The whitewashed village at the northern tip is the Santorini of every photograph: blue domes, windmills and the sunset crowds that gather each evening along the castle ruins. Hotels are mostly small cave suites cut into the cliff, many with private plunge pools and all with steps. Oia has excellent restaurants and the island's best boutique shopping, and it is calm in the morning before the day-trippers and cruise groups arrive around eleven.

Suits: honeymoons, special occasions, photographers who will be out at dawn. Typical price: $350 to $700 for a caldera-view suite in shoulder season, $800 to $1,800 in July and August. Non-caldera rooms in the village from $180.

Imerovigli: the quiet caldera

The highest point on the rim, 20 minutes' walk north of Fira along the cliff path. Imerovigli has the same views as Oia (arguably better, since Oia itself is in the frame), far fewer visitors, and hotels that lean toward honeymoon-grade suites with pools. There are a dozen good restaurants and little else, which is the point. Skaros Rock, the headland below the village, is a short, steep walk.

Suits: couples, anyone who wants caldera views without crowds. Typical price: $300 to $600 shoulder season, $600 to $1,500 peak.

Fira: the capital, with everything

Fira is the island's hub: the bus station, most of the nightlife, the cable car down to the old port, and the widest range of hotels at every price. The caldera-edge hotels here are cheaper than in Oia for a similar view, and the back streets have simple family-run hotels at a fraction of rim prices. It is noisy in the center at night and busy with cruise passengers by day.

Suits: first-time visitors on a budget, travelers without a car, nightlife. Typical price: $120 to $250 for hotels without a view, $250 to $600 for caldera-view rooms.

Firostefani: the compromise

Between Fira and Imerovigli, a ten-minute walk from either, Firostefani is a small village on the rim with caldera hotels that typically cost 20 to 30% less than Imerovigli for a comparable view. It is quiet, has a few tavernas, and puts Fira's restaurants and buses within walking distance.

Suits: couples who want a view and a manageable budget. Typical price: $220 to $450 shoulder season, $450 to $900 peak.

Kamari and Perissa/Perivolos: the beach towns

On the east and south coasts, these towns face long black-sand beaches lined with tavernas and sunbeds. Hotels are conventional (pool, breakfast, no cliff), prices are low, and the sea is right there, which it is not on the caldera side. The trade-off is the view: none, unless you count the mountain of Mesa Vouno between the two towns. Buses to Fira take 15 to 20 minutes.

Suits: families, beach holidays, budget travelers, longer stays. Typical price: $70 to $160 for mid-range hotels, $180 to $350 for the better beachfront ones.

Pyrgos and Megalochori: inland villages and wineries

The island's interior has medieval villages with lanes, small squares and wineries in the surrounding fields. Hotels are converted mansions and cave houses at reasonable prices, and the views across the island to the sea are wide. You need a car or ATV, but you also escape the crowds entirely.

Suits: repeat visitors, wine-focused trips, travelers who have a vehicle. Typical price: $130 to $300.

Akrotiri: the southern caldera

At the southwestern end of the caldera, Akrotiri has the Bronze Age excavation site, the Red Beach, the lighthouse, and a cluster of caldera-view hotels facing north toward Fira and Oia. It is far quieter than the northern villages and often cheaper for a similar room.

Suits: couples who want a view and value and have a car. Typical price: $180 to $450.

Best time to visit

Late April to early June and mid-September to mid-October are the best weeks: warm, sunny, sea warm enough to swim from June, and prices 30 to 50% below July and August. Peak season is extremely hot, crowded with cruise arrivals, and expensive, with caldera suites selling out months ahead. Many hotels close from November to March, and the ones that stay open are inexpensive but the island is windy and quiet.

Getting around

Public buses run from Fira to every major village and beach for a few euros and are the best way to move without a vehicle; the last buses are early, so check times. Taxis are scarce (the island has only a few dozen) and must be booked ahead. Renting a car or ATV is popular but roads are narrow and parking in Oia and Fira is difficult. The airport is 15 minutes from Fira; ferries arrive at Athinios port, from which a switchback road climbs to the rim. Pre-book a hotel transfer or taxi for the port, as taxis there are oversubscribed when large ferries arrive.

Booking tips specific to Santorini

Count the steps. Caldera hotels are built into cliffs, and reaching your room can mean 50 to 200 steps with no elevator. Porters carry luggage, but if mobility is a concern, ask the hotel how many steps and whether there is a flat route.

Caldera view versus sea view. A sea view can face east, away from the volcano. If you want the sunset over the caldera, the listing should say caldera view or volcano view.

Cave rooms are dark by design. Traditional cave suites have one window or none. They are cool and atmospheric; they are not bright. Check the photos of the room category, not the hotel's pool terrace.

Minimum stays and deposits are common in peak season. Expect two- or three-night minimums and stricter cancellation terms in July and August.

Frequently asked questions

Oia or Imerovigli? Oia for the village itself and the shops and restaurants at your door; Imerovigli for the quietest view and slightly lower prices. Many couples do two nights in each.

Is the caldera view worth it? For at least one or two nights, almost everyone says yes. For a week, consider splitting between a rim village and a beach town.

How many nights? Two or three nights is enough to see the island; four or five if you want beach time, wineries and a boat trip without rushing.

Do I need a car? Not if you stay in Fira or Oia and use buses and a boat tour. Yes if you stay in Pyrgos, Akrotiri or Megalochori, or want to see several beaches.
