Where to Stay in Dubai: Best Areas, Prices & Tips
Downtown, the Marina, Palm Jumeirah, Jumeirah beach or old Deira: Dubai's districts are far apart and very different in price. Here is how to choose, what a night really costs once fees are added, and when the city is cheapest.
Dubai stretches more than 30 km along the coast, and its hotel districts are islands of activity separated by highways. Picking the wrong one for your plans means a lot of time in taxis. The good news is that the Metro links most of the important areas, and prices range from $50 a night in the old city to several thousand on the Palm. Prices below are for a standard double in the cooler months with taxes and fees included unless stated.
Downtown Dubai: the Burj Khalifa and the fountains
Downtown is the modern center: the Burj Khalifa, Dubai Mall, the fountain shows and a dense cluster of four- and five-star hotels, many with Burj views. It is walkable by Dubai standards, connected to the Metro by a long air-conditioned walkway, and close to the financial district for business travelers. There is no beach; most Downtown hotels run shuttles to a beach club or sister property.
Suits: first-time visitors, shoppers, business trips, anyone who wants the postcard view. Typical price: $180 to $350 for four-star hotels, $400 to $900 for five-star, with Burj-view rooms at a premium.
Dubai Marina and JBR: beach plus walkability
The Marina is a forest of residential towers around a man-made harbor, with a waterfront promenade, dozens of restaurants, and JBR's beach a few minutes away. It is the most walkable neighborhood in the city and the best base if you want sand, dining and a lively evening scene in one place. Two Metro stations connect it to Downtown in about 25 minutes.
Suits: beach-and-city combinations, groups, younger travelers, families who want a public beach. Typical price: $130 to $280 for four-star hotels and apartment hotels, $300 to $600 for beachfront five-star.
Palm Jumeirah: resort life
The artificial palm-shaped island is lined with large resorts, each with a private beach, several pools and in many cases a water park or aquarium. This is where you go to stay put: the Palm is not walkable beyond your resort, and the monorail links only the island's spine. Views back toward the Marina skyline from the outer crescent are among the best in Dubai.
Suits: honeymoons, families who want everything on site, anyone planning a resort-only stay. Typical price: $300 to $600 for mid-tier resorts, $700 to $2,000 and well above for the top names.
Jumeirah and Umm Suqeim: the original beach strip
South of the center, the low-rise Jumeirah coast has public beaches (Kite Beach, Jumeirah Beach), villa neighborhoods, cafรฉs, and the sail-shaped Burj Al Arab on its own island. Hotels are fewer than in the Marina but include some of the city's grandest beach resorts, plus a scattering of boutique and mid-range options inland. It is quieter and more residential, and you will need taxis to reach the Metro.
Suits: couples, repeat visitors, anyone who wants a real beach without a resort-island feel. Typical price: $200 to $450 for mid-range and boutique hotels, $600 and above for the beach resorts.
Business Bay: Downtown prices, minus 25%
Immediately south of Downtown across the canal, Business Bay is a newer district of towers with a run of good-value four- and five-star hotels, many with Burj Khalifa views across the water. It is a 10 to 15-minute walk or a short taxi ride to Dubai Mall, and it has its own Metro station. There is little street life yet, but for a hotel-and-sights trip it is the best value near the center.
Suits: budget-conscious travelers who want to be near Downtown, business trips. Typical price: $110 to $250.
Deira and Bur Dubai: the old city
Along Dubai Creek, the gold and spice souks, abra boats, the Al Fahidi historical district and dozens of modest hotels make up the Dubai that existed before the towers. Prices are the lowest in the city, the food scene is excellent and inexpensive, and the airport is 10 minutes away. The trade-offs are older hotels, few pools worth the name, and a 20 to 30-minute Metro ride to Downtown or the Marina.
Suits: budget travelers, food lovers, short stopovers, anyone who finds the new Dubai sterile. Typical price: $50 to $120.
Al Barsha and Mall of the Emirates: the practical middle
Between Downtown and the Marina, Al Barsha is a mid-rise district around the Mall of the Emirates (home of the indoor ski slope) with a large stock of reasonably priced three- and four-star hotels and a Metro station. It is not pretty, but it is central to everything and easy on the budget.
Suits: families, travelers who plan to move around a lot, stopovers. Typical price: $90 to $180.
Best time to visit
November to March is the season: daytime highs in the mid-20s Celsius, outdoor dining, and the highest prices, peaking over Christmas, New Year and the Dubai Shopping Festival in late December and January. April and October are warm but manageable and 20 to 30% cheaper. June to September is extremely hot, with highs above 40ยฐC, and hotel prices drop 30 to 50%; it is a reasonable choice if your plans are indoors or poolside after dark. During Ramadan (which moves earlier each year), daytime dining is restricted outside hotels and the city is quieter, but hotel rates are often low.
Getting around
The Metro Red Line runs the length of the city along Sheikh Zayed Road, with stations for Downtown (Burj Khalifa/Dubai Mall), Business Bay, Mall of the Emirates and the Marina. It is clean, cheap and air-conditioned; buy a Nol card. Taxis and ride-hailing apps are plentiful and inexpensive compared with Europe or the US; a Downtown-to-Marina ride costs around $15 to $20. Dubai International (DXB) is on the Deira side and 15 to 30 minutes from Downtown by taxi or Metro. The Palm Monorail connects the Palm's resorts to the tram at its base.
Booking tips specific to Dubai
Fees add up to 20% or more. Dubai hotels add a municipality fee, a service charge, VAT and a per-night Tourism Dirham fee of AED 7 to 20 per room depending on star rating. Some booking sites show the total including all of these; others show the room rate only. Compare totals.
Beach access is not automatic. A Downtown or Business Bay hotel may offer beach club access via shuttle, sometimes free and sometimes not. If a beach matters, stay at the Marina, Jumeirah or the Palm.
Weekend is Friday and Saturday. Leisure demand peaks then, especially with the Friday brunch tradition. Sunday to Wednesday nights are often cheaper for the same room.
Alcohol is served only in licensed venues. That mostly means hotels. Standalone restaurants in Deira or Al Barsha may not serve it; hotel restaurants do.
Frequently asked questions
Marina or Downtown? Downtown for sights and shopping, Marina for beach and evenings out. If you have four nights or more, two nights in each is a popular split.
Is Palm Jumeirah worth the price? If you intend to spend most of the trip at the resort, yes. If you want to explore the city, you will spend a lot on taxis and may prefer Jumeirah or the Marina.
Is summer a bad idea? It is very hot, but Dubai is built for it: malls, hotels and taxis are all air-conditioned, and pools are chilled. For a cheap stopover or a shopping trip, summer is fine. For beach days, it is not.
How many nights? Three nights for a stopover, five or six if you want beach time and a desert excursion.
